What is Specialist Disability Accommodation?


The NDIS defines Specialist Disability Accommodation as “a range of housing designed for people with extreme functional impairment or very high support needs.”


Essentially, SDA is a form of housing specially designed with accessible features to assist residents to live as independently as possible.


SDA funding is paid directly to SDA providers (to cover the building and maintenance costs, also known as capital costs) while the residents contribute a reasonable amount in rent and living costs (e.g. utilities).


SDA is designed to stimulate the market and support investment in high-quality Specialist Disability Accommodation across Australia.

How much is Specialist Disability Accommodation funding?


Funding for SDA varies from participant to participant and depends on design category, dwelling type and location. This determines the type of SDA they can move into.



Who is eligible for Specialist Disability Accommodation?


To determine if you’re eligible for Specialist Disability Accommodation, the NDIS requires you to fill out a “Home and Living Supports Request” form. This form is used to determine whether SDA will suit you and your current supports.



What’s the difference between Specialist Disability Accommodation and Supported Independent Living?


Specialist Disability Accommodation refers specifically to the building that has been designed with accessibility in mind, whereas Supported Independent Living (SIL) refers to the funding that pays for support workers to assist you in living independently in your own home.


If you’re eligible for SDA, you’ll automatically receive Supported Independent Living (SIL) funding.
